Preparation is everything in Florida's exterior environment.
In most climates, surface prep accounts for maybe half the outcome of an exterior paint job. In South Florida, it accounts for nearly all of it. Algae, mildew, chalky oxidized paint, moisture-compromised stucco, and salt-contaminated surfaces all need specific treatment before a new coating goes on — otherwise the new paint will fail just as fast as whatever it replaced. That's not an opinion; it's just chemistry in a subtropical climate.
Every exterior project we take on begins with a thorough assessment of the surface. We identify areas where old paint is peeling or bubbling, where caulking has cracked or failed, where stucco has begun to separate, and where moisture may have already gotten behind the surface. We address all of those issues before we open a can of paint.
Our exterior painting process
Power washing & pressure washing. We start by thoroughly pressure washing the entire exterior — removing algae, mildew, dirt, loose paint, and chalking from every surface. On stucco homes, this step is especially important: a surface with embedded mildew or efflorescence will cause new paint to fail quickly regardless of paint quality.
Caulking, patching & priming. Once the surface is clean and dry, we re-caulk all joints, seams, and gaps around windows, doors, and trim. Cracked stucco is repaired with appropriate patching compound and allowed to fully cure. We prime bare or patched areas with exterior-grade primer suited to the substrate — critical for adhesion and long-term durability.
Florida-grade coatings. We select exterior paints designed for high UV exposure, high humidity, and wind-driven rain — products that include mildewcide, resist fading, and maintain flexibility through Florida's temperature swings. We're not applying budget coatings; we're applying the products we'd use on our own homes.
Stucco expertise. The vast majority of homes in Palm Beach and Martin County are stucco construction. We know how to paint stucco properly — including the specific primer requirements, the right application thickness, how to handle existing elastomeric coatings, and what to look for when stucco has absorbed moisture. It's a substrate that punishes shortcuts, and we don't take them.
Trim, doors & accent surfaces. We paint wood and metal trim, exterior doors, shutters, garage doors, fences, and railings. Each surface type gets the specific prep and finish it needs — sanded trim, rust-treated metal, properly bonded paint on smooth door surfaces.
Pressure Washing & Prep
Every job starts with a thorough pressure wash to remove algae, mildew, chalking, and loose paint. Proper prep is the single biggest factor in how long exterior paint lasts in Florida's climate.
Florida-Grade Coatings
We use premium exterior paints formulated for UV resistance, humidity tolerance, and mildew inhibition — coatings that hold color and adhesion through South Florida's harsh conditions, not just the first season.
Stucco Expertise
Most homes on the Treasure Coast are stucco construction — and stucco painted incorrectly fails fast. We know stucco: proper primers, application methods, moisture assessment, and elastomeric coating compatibility.
Weather Monitoring
Paint applied in the wrong conditions — high humidity, threat of rain, temperature extremes — fails prematurely. We monitor conditions and schedule work to ensure optimal application every time.
Why our exterior work outlasts the competition
South Florida's climate puts exterior paint through conditions that would destroy a poorly prepared job within a year or two. The UV index here is among the highest in the continental United States — it breaks down paint binders and fades pigments far faster than in northern states. The rainy season brings weeks of daily downpours that probe every crack and improperly caulked seam. Salt air from the ocean works its way into surfaces and creates adhesion problems for paint that wasn't applied over the right primer.
